Today I just had to see the richest town in Kansas and their fountains.
From the internet: Mission Hills, a suburb in the Kansas City area, is considered the richest city in Kansas. As of March 2024, Mission Hills had the highest median household income in Kansas, at over $250,000, and the highest average household income at $483,849. The median reported home value in Mission Hills is almost $1.6 million, and the median property taxes paid are over $10,000.
That's a lot for 1,241 houses and a population of 3,594 people.
They have no schools or businesses but they have 3 country clubs and several fountains.
Nearly every Nichols development prior to 1950 contained this language in the property deed or the declaration of restrictions:
None of the said land may be conveyed to, used, owned, or occupied by negroes as owners or tenants.
He put lots of restrictions in.
From the internet: These covenants “ran with the land,” meaning they were in force in perpetuity, restricting access to his neighborhoods to only the wealthy forever
What a jerk! The court system has overturned some of them.
Just a reminder: JC Nichols dreamed up and developed the Plaza.
Sometimes I don't like history.
Until tomorrow.
